Coming to Teignbridge areas September 2018

From September 2018 your tenants will be able to claim Universal Credit if they are of working age and on a low income.  For areas of Teignbridge covered by Teignbridge Job Centre Plus this will apply from 5/9/2018 and for areas covered by Exeter Job Centre Plus from 26/9/2018.

The Law is Changing
Mandatory Licencing of Houses in Multiple Occupation (HMOs) is being extended

From 1 October 2018, under The Licensing of Houses in Multiple Occupation (Prescribed Description) (England) Order 2018 made under the Housing Act 2004, licences will now be required for all HMOs which meet the following criteria

  • occupied by five or more persons, who are
  • living in two or more households,
  • and sharing facilities.

Licences will be required regardless of how many storeys a property has.

A person that commits an offence of operating an unlicensed HMO where a licence is required is liable on summary conviction to a fine or a civil penalty of up to £30,000.

Existing HMOs licenses will continue to be valid.
